Brooklyn Mirage Seeks Demolition of Bankrupt Venue

The Brooklyn Mirage in East Williamsburg is facing significant changes following the owner’s decision to apply for a demolition permit. This application targets at least a portion of the venue, which is part of the larger Avant Gardner complex.

Background on Brooklyn Mirage

For over a year, the Brooklyn Mirage has encountered numerous challenges including canceled shows, renovations, and bankruptcy issues. The demolition permit application aims to remove 32,000 square feet of the facility, part of an overall complex that spans approximately 80,000 square feet. The cost of this operation is projected to be around $1.5 million.

Recent Troubles

The issues for the venue escalated in 2023 when two patrons were reported dead after attending events at Brooklyn Mirage. While the venue acknowledged the tragedies, it denied any responsibility. Despite ongoing operations, the venue was closed earlier this year for renovations, which were initially expected to culminate in a grand reopening on May 1.

Renovation Roadblocks

However, complications arose when the Brooklyn Mirage failed to meet essential inspection deadlines. Consequently, the New York Department of Buildings (DOB) revoked its temporary occupancy certificate. DOB officials reported that the venue did not comply with safety and technical requirements necessary for public opening.

Management Changes and Financial Struggles

Amid this turmoil, Avant Gardner saw a change in leadership as its CEO was replaced by Gary Richards, also known as DJ Destructo. Reports indicated that the company was facing severe financial difficulties, leading to a bankruptcy filing by the parent company in early August. This filing revealed $153.3 million in funded debt obligations.

Settlement and Future Prospects

Richards cited the loss of the Brooklyn Mirage and pressure from aggressive lenders as primary factors contributing to the financial crisis. In light of these circumstances, the company is working with DOB to develop a remediation plan.

  • Demolition Permit: 32,000 square feet
  • Total Complex Size: 80,000 square feet
  • Estimated Demolition Cost: $1.5 million
  • Bankruptcy Filing: Early August
  • Total Debt: $153.3 million

Most recently, Avant Gardner has proposed a settlement with its creditors. According to bankruptcy documents, an affiliate of the company’s lender is set to acquire the venue’s assets following a lack of other qualified bids. A hearing to approve this sale is scheduled for October 22.
