Florenc21 Revitalizes Key Urban Site in Prague

Florenc21 is set to revitalize a key urban site in Prague, transforming the largest brownfield in the historic district. The project’s vision is to heal the cityscape while addressing housing and sustainability challenges.

Objectives of the Florenc21 Project

The Florenc area represents a significant barrier to residents, impacting the aesthetic and functional urban landscape. The primary goal of this initiative is to establish a modern, sustainable neighborhood. It aims to connect New Town to Karlín and integrate green spaces such as the park near Těšnov with Vítkov Hill.

Design and Functionality

A crucial aspect of the project is the integration of residential, commercial, and public spaces. The planners emphasize the importance of creating a vibrant neighborhood that maintains activity around the clock. The development will include:

  • Residential buildings
  • Office spaces
  • A hotel
  • Commercial areas on the ground floors of buildings

Infrastructure and Accessibility

The Florenc21 project also aims to address congestion in this busy section of the city, where multiple transportation options exist, including metro, trams, and a bus station. A significant element of the plan is the creation of a pedestrian and car-free zone, facilitating movement for pedestrians and cyclists.

Transforming the North-South Magistrála

One of the project’s challenges involves reimagining the North-South Magistrála, a major roadway running through the area. The city architects consider transforming this high-speed road into a more urban-friendly boulevard. This transformation would enhance the connection between the neighborhood and its surroundings.

Planning and Competition

In 2021, the first international urban planning competition for this area resulted in a comprehensive master plan, outlining design parameters such as building heights. Specific architectural competitions followed in 2025 to develop building designs that adhere to the master plan’s guidelines.

Future Competitions and Urban Development

The Florenc21 project marks a shift in urban planning in Prague, where such competitions are becoming more frequent. This new approach fosters innovative solutions for urban development, ensuring a vibrant and sustainable future for the city.
