New Retirement Complex with Townhouses and 59 Flats Planned for North Shropshire Wharf

Plans for a new retirement complex featuring townhouses and flats have been submitted for Ellesmere Wharf, North Shropshire. St Luke’s Dukinfield Ltd has applied to develop this area near New Wharf Road adjacent to the Shropshire Union Canal.

Details of the Retirement Complex Development

The proposed complex will include:

  • 59 residential apartments: 45 one-bedroom and 14 two-bedroom units.
  • Eight three-bedroom townhouses.
  • Landscaping and amenity spaces designed to benefit residents.

The site currently consists of vacant land, remnants of its industrial past, and a Grade II-listed canal warehouse. This proposal aims to revitalize the area while respecting its historical significance.

Planning History and Community Engagement

The application follows a previous proposal that was ultimately rejected by Shropshire Council. Concerns raised primarily related to parking provisions.

In this new submission, access to the site will be through an existing private lane, and 65 parking spaces are planned. Stephen Ball from Paddock Johnson noted that this revised design maintains the initial principles while addressing parking, fire safety, and operational requirements.

Design Inspirations

The development seeks to honor the industrial heritage of the site. Ball explained that the new design is influenced by the former warehouses and aims to strengthen its connection to the canal and the existing listed structure. The landscaping will reflect historical patterns associated with the wharf, supporting both aesthetic and community goals.

Impact on the Community

This redevelopment of a long-neglected brownfield site aims to reduce opportunities for fly-tipping and anti-social behavior. Instead, it promises a high-quality living environment in a prime canalside location.

Residents and stakeholders can provide feedback on the application through Shropshire Council’s planning portal, reference 26/00585/FUL. The consultation period concludes on March 13.
