Foreigners Purchase Nearly 50% of Costa Blanca Properties, Britons Decline

In the final quarter of 2025, property sales by foreign buyers in Spain accounted for 13.52% of the total transactions. The province of Alicante emerged as a primary destination, with nearly 43% of these sales occurring there, according to data from the Association of Registrars.
Property Sales Overview in Spain
Nationally, Spain recorded 178,270 property sales, marking a year-on-year increase of 3.31%. However, foreign purchases decreased by 10.74%, with British buyers leading the market despite a decline. Following the UK, buyers from the Netherlands, France, and Germany made significant contributions to the property sales.
Alicante: The Foreigners’ Hotspot
- Alicante province saw 42.91% of its property transactions from non-Spanish buyers.
- Foreign buyers made 5,672 property purchases in the region during the quarter.
- Key areas attracting irregular purchases included Torrevieja, Orihuela Costa, and Guardamar.
In contrast, the Malaga province recorded 2,831 overseas purchases. Together, both provinces accounted for over 35% of all non-Spanish transactions in the last quarter of the year.

Barcelona experienced a modest growth of 2.01% in property sales year-on-year, with a slight increase in the number of foreign buyers. Conversely, Madrid witnessed an 8.48% decrease in overall transactions, with foreign purchases making up only 6.43% of the total sales.
