Tavistock Residents Challenge Housing Plan for Meadows

A group of Tavistock residents are actively contesting a proposed housing development near the Dartmoor borders. The project, which aims to construct over 140 homes, has raised concerns among locals about its impact on the rural landscape and community.
Tavistock Housing Plan Overview
The housing plan, spearheaded by Land Value Alliances, proposes to build up to 142 homes off Violet Lane. This site is currently a greenfield area, and the homes are slated to range from one to four bedrooms. Of these, 99 will be open market, while up to 43 are designated as affordable housing.
Community Concerns
Residents are voicing serious concerns regarding the housing development. They argue that the plan threatens the rural character of the area and diminishes views of the River Tavy valley. Key points of opposition include:
- Potential negative impacts on local wildlife.
- Doubts about the affordability of the proposed affordable homes.
- Increased traffic on already congested roads.
- Flooding issues exacerbated by new construction.
Dianne Giles, a resident with a view of the site, stated, “This is a totally unsuitable site for houses for many reasons.” Her concerns highlight existing traffic challenges on roads like Green Hill and Green Lane.
Previous Application Rejections
It’s noteworthy that a similar housing proposal for the same location was previously rejected by planners, primarily due to inadequate traffic access. Despite this history, Land Value Alliances argues the need for housing in Tavistock, as the area must accommodate an estimated 2,603 dwellings annually according to the Joint Local Plan.
Developer’s Argument
Land Value Alliances maintains that the housing plan includes provisions for ecological, drainage, and transportation concerns. They assert that the development will bring significant community benefits, which include:
- Improvements in access, including a safer junction at Mount Tavy Road.
- Increased biodiversity through the retention of native vegetation.
- A new children’s play area.
- Dedicated green spaces to enhance local ecology.
The developer also proposes to maintain the northern steep slope of the site free from housing to protect scenic views and support wildlife.
Next Steps
As the proposal remains in the consultation phase, locals are encouraged to voice their opinions. A formal planning application will be submitted to West Devon Borough Council, where residents will have a chance to further express their concerns regarding this contentious housing plan.
